Villa Happiness is an exclusive villa which combines luxury and wilderness and rests on a private land of 8000 square meters, at about 300m from the water’s edge, overlooking the bay of Ftelia opposite the sandy beaches of Panormos and Agios Sostis. The villa was chosen among many other international prospects by Luis Vuitton for a cruise collection catalogue.
Villa Happiness is located on a hill 300m from the sea with a breathtaking view. This area is now characterized Natura by the Greek government and no further construction is allowed any more in order to preserve the natural beauty. A great advantage villa Happiness offers is combining the quite primitive aspect of the Cyclades while being minutes away from the famous Mykonos nightclubs and restaurants!
Facing the west, you enjoy a beautiful sunset. The north wind, usually intense in August, is blowing on the side of the building making it much milder in the areas of the pergola and the swimming pool.
The fabulous beaches of the island are at close proximity. Ftelia beach is within a 5 minutes drive and Kalo Livadi or Elia beach are around 15 minutes drive.
The Villa is built on two levels and has four independent apartment suites with separate entrances as well as a stone built bedroom and bathroom on the north side of the main structure.The outdoor main stairway leads to three spacious guesthouses and the stone built room on the ground level all surrounded by a nice veranda.
Villa Lay-out
On the upper level is the beautiful terrace with the pergola and the infinity pool which are oriented towards the sunset. It is a wonderful place to chill out with a book, cradled by the sound of the sea. A perfect place to enjoy a romantic dinner or lunch.
Entering the property and going towards the sea we encounter the stone covered parking area of the villa. A stone stairway surrounded by beautiful plants leads to the upper apartment which is at the same level with the pergola area and the swimming pool. The pergola is big enough to accommodate twelve people for lunch or dinner and is next to the pool area. The infinity pool (4,5 x 15 meters) is surrounded with teak sun loungers a teak sofa and an outdoor teak shower.
Upper Level Apartment
Entering the apartment on the right hand side is a large bedroom overlooking the sea and the sunset. Next to it is the spacious marbled bathroom. On the left hand side is a fully equipped kitchen, a dining room area for eight persons and a sitting area with a fireplace and a magnificent view. All the furniture is custom made, carefully selected from Bali.
Ground Level Apartments:
I) South Suite
This apartment has a teak double bed, a sitting area, a breakfast area and a magnificent bathroom.
II) Central Suite
The central suite is a big apartment that could easily accommodate four people. It has one private bedroom with a double bed and one open bedroom with two single beds. The marble bathroom has also a small outdoor area. The sitting area is next to a fully equipped kitchen.
III) North Suite
This studio apartment has a bedroom with a double bed and a cozy sitting area as well as a comfortable bathroom.
IV) Stone Built Bedroom-Bathroom
To the North and next to the main structure, a nice stone bedroom is built with two beds on a nice private outdoor space with flowers. Next to the bedroom is the bathroom.

Confirmation and Cancellation Policy
- Confirmation: An establishment’s credit card charge authorization or wire bank transfer of 30% is required in order to confirm a reservation and is not refundable, final payment shall be settled 45 days prior arrival.
- Cancellation policy: No fee is charged for cancellation prior to 45 days of confirmed arrival date, except of the deposit.
- In case of non-show or departure prior to the arranged date, there will be a cancellation fee for 100% of the remaining stay.
- Security deposit required.
